We manage over 100 residential properties for our rural estate or land owning clients in Wales and England. We are licensed to manage and let residential properties in Wales through Rent Smart Wales (#LR-75004-49852) and offer our rural estate management clients the following services:

  • Marketing – we market properties as widely as possible by using our own website, internet sites such as Zoopla.
  • References – we arrange for prospective tenants to have their references checked by the Homelet referencing agency.
  • Tenancy Agreements – we draft up and complete tenancy agreements, Standard Occupation Contracts in Wales and assured shorthold tenancy agreements in England.
  • Tenancy Deposits – since April 2007 the handling of tenants deposits have been governed by new government regulations. We use an RICS approved company called My Deposits to ensure our clients compliance with these regulations and we hold in tenancy deposits in separate clients accounts in the name of the tenants.
  • Energy Performance Certificates (EPC) – since October 2008 all residential properties that are let have got to have an EPC. We can arrange for an EPC to be carried out.
  • Record of Condition – the production of a record of condition.
  • Management – we will collect the rents, organise property repairs and deal with all other management issues that arise during a tenancy.

In compliance with our membership of the RICS and our licence obligations with Rent Smart Wales we carry clients money protection and PI insurance and are members of a property dispute redress scheme as outlined below:

  • Complaints – we are members of the Property Redress Scheme an independent organisation dedicated to resolving disputes between consumers and property agents in the UK
  • Professional Indemnity (PI) Insurance – we hold professional indemnity insurance through AXA Insurance UK Plc
