SITUATION

CONTRACT TERMS

TERM

The property will be offered, subject to contract, on a Standard Occupation Contract for a period of an initial 12 months.

RENT

The rent will be £800 per calendar month payable in advance by bank standing order.

SECURITY DEPOSIT

A deposit of £1,200 will be payable on signing the Contract and will be returnable at the end of the Contract provided the terms of the Contract have been complied with fully.  The Deposit will be registered with a Government backed Deposit Scheme (MyDeposits).

CONTRACT APPLICATION

Credit Referencing

Prospective Contract-Holders must each provide information to the Landlord’s agents and to a reference/credit checking agency as part of their application for the Contract.

Holding Deposit

A separate Holding Deposit of the equivalent of one week’s rent must also in accordance with statute[1] be paid by the applicant upon any offer (subject to contract) of a Contract by the Landlord and will confer the right of first refusal on the property subject to the completion of a Contract within 15 days of receipt of payment (unless extended by the parties’ agreement). Should the application be successful, then the Holding Deposit will be used towards part payment of the Security Deposit.  The Holding Deposit will however be retained by the Landlord or the Landlord’s agents should the applicant(s) provide false or misleading information at the time of their application and/or if an applicant(s) chooses not to enter into a Contract or fails to take reasonable steps to enter one.

OUTGOINGS

The Contract-Holder will be responsible for paying all outgoings including the Council Tax (Band “C”), water rates, electricity, fuel, telephone and for minor internal repairs and decorations.

The property has an EPC rating of E.
