APPROXIMATELY 105 ACRES/42 HECTARES TO LET ON A FIVE YEAR FARM BUSINESS TENANCY

A block of permanent pasture, rough grazing and woodland adjoining a minor public road and located about 2 miles (3 km) to the south-west of Llangammarch Wells, 10 miles (16 km) from Builth Wells and 14 miles (24 km) from Llandovery. The land forms part of the Cefndyrys Estate and was let to the late Mr Edwin Williams, whose family has farmed it for many years. The boundaries of the land are outlined in red on the attached plan.
As well as its value for grazing and for the cutting of silage and hay, the land due to its unimproved and semi-improved nature is also considered to have significant potential for entry into an agri-environment scheme.
About 103 acres (42 ha) of additional land is available for sale by separate negotiation. It includes about 78 acres of gently to moderately sloping permanent pasture, some of which is either unimproved or semi-improved, and about 25 acres of grazed ancient woodland. MINISTRY OF DEFENCE LICENCE AND HEFTED FLOCK
The land to let includes the potentially valuable and rare opportunity to apply for a grazing licence off the Ministry of Defence (MOD) upon the traditional Cefnbrith sheepwalk on the adjoining Eppynt Range; please contact the MOD for further details (Tel: 01874 613881). Eligibility for the grazing licence off the MOD is also subject to the acquisition of the hefted sheep flock from the Williams family, further details of which can be obtained from their agents at Brightwells (Tel: 01982 553614). It will be a condition of any new tenancy that at its termination the landlord will have the option to buy the hefted flock at market value.
Applicants for the tenancy who are also interested in the potential opportunity to take a grazing licence upon the Eppynt are therefore strongly encouraged to make enquiries with the MOD and Brightwells at the earliest opportunity. We have also been advised by Brightwells that they will be holding on behalf of the Williams family a farm dispersal sale at Cefnbrith on Monday, 1st October (please contact Brightwells for further details).
Water for livestock is provided by a number of natural springs and streams.
The land is accessed via a number of gateways directly off the minor road and through the farmyard. Please note that the Landlord will reserve the right to alter the access via the farmyard with reasonable written notice. There is also direct access onto the MOD’s Eppynt Range at the land’s southernmost point.
PUBLIC RIGHTS OF WAY
A public bridleway runs from the adjoining minor road via the farmyard towards Esgair Annell.
PRIVATE RIGHTS OF WAY
An access road to adjoining third party property runs through field no. 9171.
The farmyard and farm buildings are not proposed for inclusion within the tenancy, but may be made available by separate negotiation.
WAYLEAVES & EASEMENTS
The Landlord will retain any wayleave and easement payments.
SPORTING,TIMBER AND MINERAL RIGHTS
All sporting, timber and minerals rights are reserved to the Landlord.
The land is to be let as a whole on a five year Farm Business Tenancy (subject to contract), with rent to be paid half yearly in advance. The tenancy of the late Mr Williams formally expires on 25th March 2019, but his representatives have informed us that they would be willing to consider an earlier termination to allow a new tenancy to commence at an earlier date (which would also be the landlord’s preference).
A draft tenancy agreement can be provided on request by email. Alternatively, a copy can be viewed by prior arrangement at Chester Master Ltd’s office.
Viewing of the property is strictly by prior arrangement via the letting agent. The letting agent advises all prospective tenants when viewing the property to take due care.

The land is offered to let in one lot by Informal Tender. The vendor does not bind himself to accept the highest or any offer. Tenders are to be received in writing at the Selling Agent’s office on the prepared Tender Form no later than 12 noon on Thursday, 27th September 2018. A Tender Form can be provided on request.
BASIC PAYMENT SCHEME
No entitlements to the Basic Payment Scheme are available from the landlord. Enquiries regarding the availability of the late tenant’s entitlements will be forwarded to his representatives on request. We understand that the total area of eligible permanent pasture on the land registered with the Welsh Government for Basic Payment Scheme purposes is 35.05 ha (subject to Welsh Government confirmation).
