LOCATION

The cottage is located about 2-3 miles from the villages of Llanyre and Newbridge-on-Wye, which between them provide village services such as a post office, a small number of shops, public houses and a primary school.  Further services, secondary schools, shops and supermarkets are provided between them by the county town of Llandrindod Wells (3 miles) and the nearby market towns of Rhayader (8 miles) and Builth Wells (9 miles).  The property is also about 29 miles from Brecon and 43 miles from Hereford.

DEPOSIT

A deposit of £937.50 will be payable on signing the Tenancy Agreement and will be returnable at the end of the Tenancy provided the terms of the Agreement have been complied with and in accordance with a statutory insurance-based tenancy deposit scheme.

TERM & COSTS

The property will be offered, subject to contract, on an Assured Shorthold Tenancy for a fixed term of 12 months at a rent in the region of £625 per calendar month, payable in advance by standing order.

The Tenant will also be required to make a contribution towards the Landlord’s letting costs of £120 ((inclusive of VAT).  In addition, prospective tenants must provide information to a reference checking agency as part of their application for the Tenancy, for which there is an additional charge of £41 (inclusive of VAT) per prospective tenant.

OUTGOINGS

The Tenant will be responsible for paying all outgoings including Council Tax (Band “D”), electricity, water, telephone and fire wood for the solid fuel heating system.  The Tenant will also be responsible for internal decoration, minor repairs and garden maintenance.

LOCAL INFORMATION

Outdoor Recreation – Mid-Wales is well known for beautiful scenery, wildlife and outdoor recreation, such fishing, walking, horse riding and bird watching. There is a public footpath passing though the adjoining farmland that leads to Newbridge-on-Wye.

Indoor Activities – Llandrindod Wells, Rhayader and Builth Wells have Leisure Centres and Swimming Pools.  There are theatres at Llandrindod and Builth Wells, with the nearest cinema at Builth Wells.

Events – Llandrindod Wells Victorian Festival (August), Royal Welsh Smallholder & Garden Festival and Royal Welsh Show at Builth Wells (May and July respectively), Brecon Jazz Festival (August), Hay-on-Wye Literary Festival (May)
