The property is located in an elevated south facing position overlooking the Wye Valley and the Black Mountains near Glasbury on Wye.  It is situated within a new residential courtyard development of converted Grade II listed buildings, adjoining Maesllwch Castle.

The hot water and heating is provided by a renewable wood chip boiler via a heat main.  The hot water and heating supplied to the property is metered and prospective tenants will be charged for what they use at a rate of 6.34p/kWh.  For ease of administration the rent will include an extra £70-£85 pcm[2] charge for the property’s hot water and heating useage.  This will be initially reviewed after 3 to 6 months and thereafter every 12 months, at the end of the tenancy or otherwise by agreement.  At each review the amount of hot water and heat used will be checked by taking meter readings and the tenant will be reimbursed (if they have paid too much) or charged extra (if they have paid too little).

The heating controls for the property are located in the cupboard inside the front door and there is a room thermostat on the hall wall opposite the bedrooms.  The hot water tank and meters are located in the Plant Room adjacent to the Tower garage.


Whilst the property is to be let unfurnished all fixtures and fittings will remain the property of the Landlord and will be listed on an Inventory that will be included within the Tenancy Agreement.


The property benefits from a large communal garden area which will be maintained by the landlord.  Tenants will be able to use various woodland walks through the castle gardens on request.

The property will be offered, subject to contract, on an Assured Shorthold Tenancy for a period in the region of 1 to 3 years.

The rent will be £610 per calendar month payable by standing order.  An additional monthly charge will be added to the rent to cover the cost of the hot water and central heating provided by the estate.  See the section above on central heating for further details. A monthly service charge will be added to the rent as a contribution to the annual emptying of the sewage treatment works, this is currently £2.98/month (based on the number of bedrooms in each property).


A deposit of £915 will be payable on signing the tenancy agreement and will be returnable at the end of the tenancy provided the terms of the Agreement have been complied with fully.


Prospective tenants will be asked to provide information to a reference checking agency as part of their application for the tenancy.  To cover the reference agency costs a cheque of £41 will be requested from each prospective tenant applying for the property.  This will not be refundable if the tenant’s application is unsuccessful.
